inLately, I'm seeing a lot of 'as-is' home sales in my listings. Concerned buyers might get stuck with hidden problems. Noticing this trend where you are?
My house in Seattle had mold behind the bathroom wall once. It looked bad at first, but we dealt with it pretty easily. We just cleaned the area with a bleach mix and let it dry out completely. People often panic over mold, but most types aren't really dangerous. It's usually a sign of moisture you can fix, not a reason to tear down walls. So from my view, it's more about routine maintenance than a scary problem.
