TIL at a county inspection office that the square footage on my listing was wrong by 200 feet

I was at the county records office in Lancaster last week to pull permits for a new floor I'm installing. While I was there, I asked the clerk to verify the square footage on a house I was looking at buying. Turned out the realtor's listing said 1,800 square feet but the county had it at 1,600. That's a 12% difference. The seller was pricing it based on the bigger number, which would have added like $18,000 to the price. Now I check every property I'm serious about against county records before I even make an offer. Has anyone else caught a major discrepancy like that before closing?

18 grand off because of a typo, that's insane.

Are you serious? That's brutal lol. I once listed a price as $4,500 instead of $45,000 on a car I was flipping and didn't notice until the guy was at my door with cash in hand.
