My inspection report missed a major roof issue... found out during the final walkthrough

I was doing the final walkthrough on my condo in Tampa last month, right before closing. The inspector had said the roof was 'fine for its age' but during a heavy rain that morning, I saw water dripping from a bedroom ceiling light fixture. I called a roofer friend who came over and found a section of flashing completely rusted through under the shingles. We had to delay closing by two weeks and got the seller to put $5,000 into an escrow account to fix it. Has anyone else had an inspector miss something that big, and what did you do?

Our inspector missed a cracked heat exchanger in the furnace. We hired a specialist for a second opinion and used their report to negotiate a credit at closing. Getting that expert look saved us from a huge safety hazard later on.

Ugh, that's the worst! Our inspector missed a bad sewer line, but we got the seller to cover the full repair cost before we signed anything.

Seriously, good move getting that fixed upfront. Most people don't realize a sewer repair can wreck a finished basement or landscaping. You dodged a massive hidden cost.
