Watched a property manager in Detroit hand out one sheet of paper instead of a 40 page lease packet
Stopped by a commercial space on Woodward Ave to drop off a bid and the manager there was photocopying a single page for a new tenant while a 40 page packet sat in the trash. She said nobody reads past page two anyway so she writes the rent, the term, and the late fee on one sheet and gets it signed on the spot. Does anyone else in Detroit commercial leasing actually do this or is she just cutting corners?
That single sheet is basically a verbal agreement with a witness, and in Michigan a lease over one year has to be in writing to hold up anyway. Woodward rent is high enough now that a landlord could screw herself if page two had the maintenance or insurance terms she skipped.
