Picked ICF blocks over poured concrete for a 40,000 sq ft warehouse shell

Had to decide between ICF and traditional poured concrete for a retail buildout in Tucson last August. I went with the ICF because the crew was smaller and I figured the insulation would help with the heat. Turned out the block alignment ate up way more time than I planned, added about 3 weeks to the schedule. The walls went up fine but the cost overrun was around $15k for extra bracing and labor. Has anyone else seen ICF delivery delays mess up their timeline?

Whoa hold on, you're blaming the blocks for adding 3 weeks and $15k? That sounds more like a planning problem than a material problem. I've seen crews fly through ICF on way bigger jobs when they have the layout figured out before the first block even hits the ground. Maybe your guy ordering the bracing didn't account for the wind loads in Tucson? Plus, $15k on a 40k sq ft shell is practically pocket change in the grand scheme of things. Feels like you're making a mountain out of a molehill here.

Isn't it funny how we always reach for the easiest thing to blame instead of looking at the whole picture?
