Update: I was wrong about cash buyers needing proof of funds on every single offer
Lost a $182k duplex in Cleveland last month because I demanded a POF letter up front and the seller's agent later told me their guy was a retired dentist paying cash who just took the offer that didn't slow him down, so now I only ask for it once we're under contract, and if you've been burned the other way I want to hear it.

My aunt lost a house over the same thing back in 2019, seller just wanted it done.
