Serious question, is anyone else done pretending 65% is a real cash offer?
Had a seller in Tampa last Tuesday take a 65% offer over my 82% because the other guy promised to close in 5 days, then he strung her along 3 weeks and cut the price twice. I get why speed sells, but we need to quit acting like a fast lowball is the same thing as a cash buyer who actually closes.
Learned that lesson the hard way last month when a guy waved around a 60% offer and a 4 day close, then ghosted the seller for two weeks. Now I make every buyer show proof of funds and put down a deposit that goes hard if they miss the date. Funny how fast the talkers disappear when real money is on the line.
Speed promises are just words until the money actually shows up, and sellers keep falling for it because nobody makes these guys prove they can close. Ask for proof of funds and a real closing date with a deposit that goes hard if they miss it, that separates the talkers from the actual buyers. Losing a deal to a lowball that never closed stings, but it teaches you to vet the closer not just the number.
