Just realized most cash buyers skip the inspection contingency entirely
I was reading through some closing data from a local title company in Austin last week and noticed something wild. Over 60% of cash buyers in my area waive the inspection contingency before even stepping foot in the house. I always assumed everyone did a quick walkthrough at least, but I guess the speed factor kills that. Has anyone else run into a surprise after skipping inspection with cash?

lol that "speed factor kills it" bit is so real. My buddy did exactly this last year in Dallas, skipped inspection to snag a house fast with cash. Turned out the entire HVAC system was on its last legs and the roof had a leak that was hidden by some quick patch work. Cost him like 15 grand in repairs within the first three months. He still regrets it to this day, says he would have rather lost the bidding war than deal with that headache.
