Quit my job of 9 years to flip houses full time and made $800 on my first one
So back in March I finally left my manager job at a warehouse in Columbus after 9 years. I had $22k saved and figured I knew enough about houses from doing my own repairs to flip them full time. Bought a rough 2 bed place for $68k, put about $19k into it, and sold it in July for $89k. After fees, holding costs, and the money I paid a guy to redo the electrical, I cleared $800. Eight hundred bucks for four months of nights and weekends. My wife was cool about it but I could tell she was doing the math in her head. I learned the hard way that the stuff I thought was easy, like paint and floors, ate way more time than I planned, and the stuff I was scared of, like the roof and plumbing, was actually where the real money got lost. The listing agent said my staging looked amateur and that alone cost me maybe $4k on the sale price. Now I'm trying to figure out if I go back to a paycheck or if I just picked the wrong first house. Anyone here done the flip thing after a steady job and actually made it work, or did the first one eat you alive too?
Used to figure the first flip was always a wash and you just eat it to learn the ropes. But $800 after four months of nights and weekends is rough, and honestly the staging thing getting flagged by your own agent stings more than the money. Sounds less like you picked the wrong house and more like you found out where the real costs hide, which is half the battle.
