PSA: my water heater pan overflowed in the garage at 2am and I didn't have a shutoff valve
Woke up to a puddle creeping toward my kids toys in the garage off Eubank last Tuesday night. Turned out the T&P valve was leaking and there was no shutoff on the cold line, so I had to kill water to the whole house at the street. Spent 40 mins with a shop vac and towels before the plumber could get there. If your heater is 8+ years old and you don't have a shutoff valve or a pan drain, go check it this weekend, who else has dealt with this?
The T&P valve leaking is a pressure or temp issue, not a sign your tank is about to blow, so that part is worth knowing. But a shutoff on the cold line wouldn't have stopped that leak, since the T&P dumps from the tank itself. The valve you'd want for next time is one on the cold inlet so you can isolate the heater, plus a pan drain line ran outside. Also worth checking, a lot of those T&P leaks are just a bad expansion tank or too much pressure coming in from the street. Your mileage may vary depending on your setup, but that's been my experience.
