Condo buy tangled in appraisal delays has me debating the process

I just bought a condo and the appraisal took three whole weeks. It stalled the deal and I worried the seller would back out. I see why appraisals are needed. They help buyers not overpay. But why does it have to be so slow? The appraiser's report felt random in parts. So, is this step worth the wait or just a hassle? How do you balance speed with safety in appraisals?

Man, your post reminds me of my friend's place. His appraisal came back low because the guy wrote "partial lake view" for a window facing a dumpster behind a diner called The Lakeview. Took them two weeks to fight that nonsense.

Ever notice how there's zero real pushback on a bad appraisal? A plumber fixes a leak wrong, you call them back. An appraiser writes "three bedrooms" for a two-bed floorplan because they mixed up files, and what happens? You just wait for a new one while your loan hangs. They have no skin in the game for being fast or careful. My cousin's report had the wrong square footage by 200 feet because they used a sketch from a different unit. Took another week to fix, and the fee was the same. Where's the hurry to be right if the paycheck clears either way?

Actually, think about the pressure appraisers are under. Their license is on the line with every report, so why would they risk it? They juggle multiple files and deadlines, meaning errors can slip through but are caught fast. The fee pays for their time and knowledge, not just a piece of paper. Do you think banks would keep hiring someone who messes up often? Their reputation is everything, so they have every reason to be careful.
