The hot water heater in my new place gave out at 2 AM last Tuesday.

It was a 15-year-old unit the inspector flagged as 'near end of life'. I had to call a 24-hour emergency plumber, which cost me $475 just for the after-hours fee. Anyone have a good local plumber in the Cleveland area they trust for less panic-inducing work?

That after-hours fee is a real kick in the teeth. Did the inspector give you any kind of timeline or just a general warning? Sometimes they note if it's actively leaking or just old. Knowing that detail could help someone else decide if they need to panic-replace a flagged unit.

Honestly that "kick in the teeth" feeling is everywhere now. Tbh it feels like every basic service has a hidden panic button that costs double. You just get used to budgeting for surprise fees.
