Update: paid 2k for a parking lot sealcoat and it peeled in 3 months
Hired a crew off a flyer to sealcoat my building's lot in Ferndale, they quoted $2,100 and promised a 5 year warranty. By late fall the whole thing was flaking off in sheets, turns out they didn't even power wash or crack fill first. Anyone got a reliable commercial paving contractor they actually trust around here?

That 5 year warranty line is probably not worth the paper it's written on. Most of those flyer crews are gone by the time the season's over, and if they did come back, they'd likely just slap another thin coat on without fixing the base. The real issue is they skipped the prep work, power washing and crack filling are what actually make sealcoat stick. A proper crew in Ferndale would take at least a full day just on cleaning and repairs before they even rolled anything out. Maybe check if the Michigan Department of Licensing and Regulatory Affairs has any complaints filed against them, that's about the only leverage you'd have now.
