I finally hit 100 commercial cleaning contracts last quarter and honestly didn't see it coming
I started my own janitorial company two years ago with just three office buildings in Dearborn. Last quarter I quietly crossed 100 contracted spaces without even advertising, just referrals from building managers. Has anyone else here had their business grow faster than they expected from word of mouth alone?

The referral pipeline is real once you get past that initial hump. Building managers talk to each other more than people realize, especially in commercial real estate circles where they share vendor lists. You basically became the default recommendation, which is the best kind of growth because it comes with built-in trust. No cold calling, no lowball bids, just steady work from people who already know your quality. Makes you wonder if anyone actually needs to spend money on advertising when they can just focus on doing solid work for the right people.

Oh MAN you nailed it. That's exactly how it went for me too. Once you get a couple of those building superintendents or property managers on your side, it's like they're your sales team for free. I've gotten calls from people I've never even met just because their buddy at another property vouched for me. No website needed, no ads, just word of mouth from people who actually USE your service.
