Unpopular opinion: I quit asking sellers for their best price and started handing them a signed contract instead
I was at the Orlando REIA meeting off I-Drive three weeks ago and watched a guy named Marcus close on a duplex in Kissimmee while two other investors were still texting the seller about repairs. He told me he just hands over a contract with a $5,000 deposit check attached and asks where to sign. I ran that same play on a tired landlord in Sanford last Friday and got a signed deal in under 20 minutes. Has anyone else noticed sellers cave faster to paper and a check than to a back and forth about price?
That Sanford landlord probably just wanted the headache gone, not a bidding war, so paper won the day there. Hand a contract to a sharp seller in a hot market and you'll get laughed at, because price still rules when they have five other offers.
