Just realized cash buyers beat financing on my last flip in Tulsa

I was dead set against all-cash offers until a buyer showed up with proof of funds and closed in 9 days, then backed out of a 60-day mortgage deal that fell through at the last second, so now I ask for bank statements before I even look at an offer, and has anyone else seen financing apps tank appraisal values?

Appraisal values tank on their own, financing apps just show the real market rate.
