Hot take: cash buyer lists are worth way less than most wholesalers admit
Last month I paid $1,200 for a list of 4,000 supposedly vetted cash buyers from a guy in Mesa, Arizona, and after cold calling for two weeks I got exactly three real conversations. Half the numbers were disconnected, and two of the guys who picked up told me they had not bought anything in over a year. So here is the debate: is buying a list ever worth it, or should you just build your own by pulling cash sales from county records and door knocking? Curious what the Phoenix and Dallas folks think, because I am done throwing money at list brokers.
