Hit 10 cash buyers in a single week and it felt surreal

Last month I was running my usual marketing for house flips and something weird happened. I usually get maybe one or two cash buyer calls a week, but last week I got ten. Ten people with proof of funds ready to buy. Two of them had wire transfers ready before I even had the properties listed. I thought my phone was broken or something. Turns out a local real estate agent had been referring people to me without asking. She told me she liked how fast I closed. Have any of you ever had a random spike like that out of nowhere?

Sure that agent liked your close speed, but nobody's asking if she was getting a kickback from your buyers too.
