Had a week where two cash buyers backed out on the same day... then three showed up the next morning

I was working with a seller in Austin last month, and on a Tuesday I got calls from two separate cash buyers who both said they were pulling out. One said they found a better deal in Round Rock, the other just ghosted after we had a signed offer. Felt like the whole deal was about to fall apart... But then Wednesday morning, three new cash buyers came through from a referral I got from a title agent. We ended up closing at 98% of asking price by Friday. Has anyone else had a cash deal flip that fast from bad to good?

Yeah cash buyers are flaky until they aren't. That turnaround is wild though.
