Rain hit my tent seams in Shenandoah and now I check every stitch before I leave

Last October at Big Meadows campground the drizzle found every needle hole in my old 2-person dome and soaked my sleeping bag by 4 AM, so now I run a wet finger along each seam at home, has anyone else had luck with seam sealer brands that actually stick after a few seasons?

Same thing with my rain jacket zippers. Once one little thing fails, you start checking everything with a paranoid eye. It's like how after your car breaks down once, you hear every weird noise for months after. The gear check becomes part of the ritual, not a chore. Seam sealer wise, I've had decent luck with the McNett stuff, but honestly the trick is redoing a thin coat every spring before it looks bad.
